    • Retention of the northern hill top, wood lots and hill slope between as open space
    • The village centre forming the heart and focus of the development

    • The McLennan Master Plan has been a highly collaborative process involving the Housing New Zealand Corporation, Papakura District Council, New Zealand Defence, the Ministry of Education and the McConnell Property consultant team.
    • The layout evolved through a series of workshops and intensive design work. umerous options were tested  with the aim of delivering the best plan possible.
    • Positioning of the 12 hectare school site to the north west of the site.
    • A series of open spaces, with one primary centralised space.
    • Homes orientated to get the most out of the sunshine hours
    • A north - south link road (often coupled with a green link) that connects Bruce Pulman Park to McLennan Park;
    • Narrow streets to make it safe for pedestrians especially children
  • Titanium Park


    • Titanium Park has been “designed for business
    • Flexible lot sizes to allow for diversity of demand.
    • Options for highway frontage or airside access
    • Easy to navigate and get around with clearly identifiable access to / from the State Highyways (arrival / departure points),
      including to / from the existing passenger terminal.
    • The use of precincts to break the development up into zones, each providing differing lot sizes, accessibility requirements and types of uses.
    • Provision for future public transport and cycle / walk paths.

  • Highbrook


    • Between 1998 and 2003, McConnell Property as development and investment manager for the owner Highbrook Development Ltd (HDL), was responsible for the consenting and master planning of the Highbrook development, one of Australasia’s largest business parks.
    • The McConnell Property team led the initiative that saw a relatively remote and low profile property holding of some 192ha of equine and pastoral land, transform in value to a fully consented commercial property.
    • In recognition of the quality of the research, master planning and approval process, McConnell Property and its design team were awarded the Analysis and Planning Honour Award by the American Society of Landscape Architects in 2003.
    • A critical initiative was the arrangement of a power supply agreement to ensure the highest possible security of power supply for the development, a feature that tenants have found attractive.
    • The close working relationship between McConnell and Manukau City Council enabled the creation of a crater park and esplanade reserve in exchange for reduced contribution levies.
    • HDL successfully divested their interests in the property in 2004. McConnell Property was retained on a fee-for-service basis during its involvement.
